Systems we install on commercial buildings

Our commercial work is focused on the two systems we install and stand behind: architectural composition shingles and metal roofing. Both perform well on the sloped commercial and light-industrial buildings common across Central Oregon, from churches and offices to shops, storage buildings and multi-unit properties. Metal is a strong fit where snow shedding, longevity and low maintenance matter most; architectural shingles often make sense where budget and a residential-scale appearance are priorities. We will walk the building with you, look at the existing assembly and tell you which of the two is the better fit rather than steering you toward one by default.

No size limits, and work planned around your operations

There is no building-size limit on the commercial projects we take. What changes with scale is planning: staging and material delivery, crew size, phasing so sections are dried in before weather moves through, and keeping entrances, parking and daily operations usable while we work. We coordinate with property managers, owners and general contractors on access hours and site rules ahead of time, and we keep the site clean at the end of each day. If your tenants or congregation need the building through the project, tell us early and we will build the sequence around that.

Estimates, documentation and warranty

Commercial owners and boards usually need more than a number, so our estimates spell out the system, materials, scope and exclusions in writing. We are licensed in Oregon under CCB #250144 and can provide licensing and insurance documentation for your files or your GC. Our workmanship warranty is 20 years, and manufacturer warranty coverage depends on the specific product selected — we will go over those terms with you before the project starts. If you are budgeting for a future fiscal year rather than this one, we are happy to look now and give you a realistic figure to plan around.

Financing available withGoodLeap

We have partnered with GoodLeap to offer flexible payment options for your project. GoodLeap uses a soft credit check until funding and the highest score from all 3 bureaus to see if you qualify. It also takes just a few minutes to get started.

Flexible terms are typically available from 5 to 15 years, on any project we approve of $5,000 or more.

Commercial Roofing FAQs

What types of commercial properties does Spey Roofing work on?

Spey Roofing works with Central Oregon business owners and property managers on commercial buildings of any size — there are no size limitations on the projects we take on. The commercial roofing systems we install are architectural shingles and metal roofing, and completed local work includes community buildings such as a church near Smith Rock. Send the building address and a description of the roof and we will take a look.

How often should a commercial roof be inspected?

Commercial roofs are commonly inspected twice a year — before and after the harshest season — plus after any major storm or heavy snow event. More frequent checks make sense on roofs with heavy rooftop equipment, foot traffic, or a history of drainage problems. Regular documented inspections also help with budgeting and with warranty compliance on many commercial systems.

Can a commercial roof be repaired instead of replaced?

Often yes. Damaged shingles or panels, failed fasteners and seams, flashing problems, and drainage issues can frequently be repaired without replacing the whole roof, especially when the rest of the system is in reasonable condition. Replacement becomes the better option when the roof is aging out, moisture has gotten into the structure below, or repairs keep recurring. An assessment determines which is the sound business decision.

What are signs that a commercial roof needs attention?

Interior water staining, active leaks, and damp ceiling tiles are the obvious ones. On the roof itself, look for missing, cracked or lifted shingles, loose panels or fasteners on a metal roof, damaged flashing at walls, curbs and penetrations, and blocked or slow gutters and drains. Debris accumulation and damage around rooftop equipment are also common trouble spots. Any of these warrant a professional look before they spread.

How can preventative roof maintenance help a commercial property?

Preventative maintenance catches small failures — a lifted shingle, a loose fastener, a cracked boot, a clogged gutter — while they are still cheap fixes rather than interior damage and business disruption. It extends the usable life of the roof, makes budgeting predictable, and creates a documented history that supports warranty claims and property transactions. For most commercial buildings, scheduled maintenance costs far less than reactive repairs.

Can roofing work be completed while a business remains open?

In many cases yes, though it depends on the building, the scope, and where crews need access. Staging, material delivery, noise, and safety zones can usually be planned around business hours, entrances, and customer parking. Some phases are disruptive enough that scheduling them early, late, or on slower days makes more sense. The plan gets worked out with you before the project starts.

How do I know when a commercial roof needs replacement?

Replacement is generally the right call when the roof has reached the end of its service life, leaks are appearing in multiple areas, the decking or structure below has taken on moisture, or repair spending has become a recurring line item. Widespread material deterioration and failing drainage point the same direction. A survey of the roof gives you the data to plan and budget rather than guess.

How do I request a roofing estimate?

Fill out the estimate form on this site or call the office, and we will set a time to look at the roof. Give us the property address, the best way to reach you, and a short description of what is going on — leak, storm damage, aging roof, new build, or just planning ahead. From there we walk the property, assess the roof, and put together your estimate.
