Signs it is time to replace

Age alone is not the whole story, but it matters. Once a composition roof is past roughly two decades in this climate, the asphalt has usually given up most of its flexibility. Look for widespread granule loss in the gutters, shingles that curl or crack at the edges, bare or shiny patches, daylight visible through the attic sheathing, sagging between rafters, and repeated leaks in different areas. If you are calling for a repair every year, replacement is usually the cheaper path over five years. We would rather look and tell you that you have time left than sell you a roof early.

Tear-off, decking and the layers underneath

A replacement is more than new shingles. We tear the old roofing down to the deck so we can actually see what is under there, because covering over a bad deck just hides the problem. Soft, delaminated or water-damaged sheathing gets replaced. From there we build the system back up in order: ice and water membrane at eaves and valleys, underlayment across the field, new metal flashing and pipe boots rather than reused ones, correct ventilation, and finally the roofing itself. The parts you will never see again are the parts that decide how long the roof lasts.

Scheduling, cost and financing

We schedule around weather, since a tear-off should not be started ahead of a storm, and most homes are completed in a matter of days rather than weeks. Cost depends on roof size, pitch, complexity, the number of penetrations and how much decking needs work, which is why we give a written estimate after seeing the roof rather than a number over the phone. Financing is available through GoodLeap on approved projects of $5,000 or more, with terms typically from 5 to 15 years and only a soft credit check until funding. Ask us and we will send the application link.

Roof Replacement FAQs

How do I know when it's time to replace my roof?

It is generally time to replace when the roof is near the end of its expected life and showing widespread wear — bald or curling shingles, repeated leaks in different spots, sagging areas, or damaged decking. One-off damage on an otherwise healthy roof is a repair, not a replacement. If repair costs are climbing year over year, replacement usually becomes the better investment. An inspection confirms which side of the line your roof is on.

How much does a roof replacement cost?

Cost depends on the specifics of your roof, so there is no honest single number. The main drivers are square footage, pitch and complexity, the material you choose, whether the old roof needs tear-off, the condition of the decking underneath, flashing and venting work, and how accessible the property is. Labor and disposal factor in as well. The only accurate figure comes from an on-site measurement and assessment, which is what the free estimate is for.

How long does roof replacement take?

Many residential replacements wrap up in a matter of days, but the honest answer is that it depends on the roof. Larger and more complex roofs, steeper pitches, heavier materials, and multi-layer tear-offs take longer. Central Oregon weather can push a schedule, and hidden decking or flashing damage found after tear-off adds work. You will get a specific timeframe for your project before it starts.

Can a new roof be installed over an existing roof?

Sometimes, but it is not automatically the right move. Layering over an existing roof depends on the number of existing layers, the condition of the decking, the roofing system involved, and applicable building requirements. Going over the top also hides problems underneath and adds weight, which matters where snow load is a factor. A tear-off lets the decking be inspected and repaired, which is why it is often the better long-term choice. Applicable local code requirements should be confirmed for your specific property.

What happens if damaged roof decking is found during replacement?

Damaged decking is usually discovered after tear-off, since it is hidden under the old roofing. Rotted or delaminated sheathing has to be replaced before the new roof goes on, because new roofing over bad decking will not hold fasteners or stay flat. Most issues found after the existing roofing is removed are estimated and billed on a time-and-materials basis, and depending on the scope of the repair a fixed bid may also be available. You are told what was found before the work goes ahead.

What time of year is best for replacing a roof in Central Oregon?

Late spring through early fall is the most predictable window here, with dry conditions and temperatures that let sealants and shingles bond properly. That said, roofing happens outside that window regularly when the weather cooperates. Winter work is possible but more weather-dependent, and very cold temperatures affect how some materials handle. If your roof is failing, do not wait for a perfect season — a compromised roof through a Central Oregon winter costs more than scheduling sooner.

What roofing material should I choose for my replacement?

For most Central Oregon homes the choice comes down to composition shingles or metal. Composition is less expensive up front, offers plenty of color options, and is easy to repair. Metal costs more initially, sheds snow, stands up to UV and wind, is noncombustible, and typically lasts significantly longer. Consider how long you plan to stay in the home, your budget, the roof's pitch and exposure, and the look you want.

Does my entire roof need replacement if only one area is damaged?

Not necessarily. If the damage is confined to one section and the rest of the roof is sound and of similar age, a section repair is often appropriate. Full replacement makes more sense when the damage reflects the overall age and condition of the roof, or when partial work would leave a mismatched, hard-to-seal transition. An inspection sorts out which applies to your roof.
