Finding the actual source of a leak

Water rarely enters a roof where it shows up on your ceiling. It travels along decking, rafters and insulation before it finds a place to drip, so chasing the stain almost never solves the problem. We trace leaks back to the real entry point, which is usually failed flashing at a chimney, wall or skylight, a nail pop, a cracked boot around a vent pipe, a valley that has worn through, or ice-dam damage from a previous winter. Diagnosing it correctly the first time is the difference between a repair that lasts and one that reappears with the next storm.

Urgent leaks and after-hours response

If you have active water coming into the house, call us as early in the day as you can and tell us what you are seeing. For major leaks and genuinely urgent situations we do our best to respond after hours, though we cannot guarantee availability at any given moment, especially during a storm when several customers need help at once. In the meantime, move belongings out of the way, put down a container, and if a ceiling is bulging with trapped water it is safer to relieve it in a controlled spot than to let it collapse. Do not climb onto a wet or icy roof.

When repair still makes sense

A repair is the right call when the roof is generally sound and the damage is localized: a wind-lifted section, a failed penetration, storm damage in one area. It stops making sense when shingles are broadly brittle and losing granules, when there are leaks in several unrelated places, or when the roof is near the end of its service life and you would be spending repair money twice. We will give you a straight answer either way. If we open things up and find hidden decking damage, that portion is generally billed time and materials, though depending on the scope we may quote it as a fixed bid instead.

Roof Repair FAQs

What are the most common signs that a roof needs repair?

The most common signs are missing, cracked, curling, or lifted shingles, water stains on interior ceilings, granules collecting in gutters, and damaged or separated flashing around chimneys, vents, and skylights. Daylight visible in the attic, damp insulation, and moss or debris buildup are also warning signs. Any of these deserve a look before the next storm or snow load makes it worse.

Can a leaking roof be repaired without replacing the entire roof?

Often yes. When the leak comes from a localized cause — damaged flashing, a failed pipe boot, a few missing shingles, or a single problem area — a targeted repair can solve it without touching the rest of the roof. Repair makes less sense when the roof is near the end of its life or the underlying materials are failing broadly, because new leaks tend to appear elsewhere. An inspection determines which situation you are in.

Roof replacement

What causes roof leaks?

Most leaks trace back to a handful of causes: damaged or missing roofing material, failed flashing at chimneys, walls, and skylights, worn seals around vents and pipe penetrations, and materials that have simply aged out. In Central Oregon, snow and ice add another path when meltwater backs up under shingles at cold eaves. Poor drainage, clogged gutters, and installation shortcuts round out the list. Because water travels, the wet spot on your ceiling is often not directly under the actual entry point.

Winter roof preparation

Should I repair my roof or replace it?

Repair when the damage is contained and the rest of the roof still has useful life left. Lean toward replacement when the roof is old, the damage is widespread, leaks keep returning in new places, or you have already paid for several repairs in a short span. Add up what you have spent on repairs against the cost of a replacement — at some point the repairs stop being the cheaper path. An inspection gives you the facts to make that call.

What should I do if I notice water coming through my ceiling?

Put a bucket under the drip, move furniture and electronics out of the way, and if the ceiling is bulging, carefully relieve the pooled water with a small puncture into a container so it does not collapse a larger area. Shut off power to any fixture near the water, photograph the damage, and note when it started and what the weather was doing. Then call us — for a major leak or other urgent roofing issue we will do our best to respond outside normal business hours, depending on the circumstances. Stay off the roof yourself, especially in wet or icy conditions.

Can winter weather cause roof leaks?

Yes, and winter is when many Central Oregon roofs first show a problem. Snow that melts against a warm roof and refreezes at the cold eaves forms ice dams, which back water up under the roofing material. Repeated freeze-thaw cycles also work on flashing, sealants, and older shingles until small gaps open up. Heavy snow load and sliding snow can damage flashing, gutters, and vents on the way down.

Winter roof preparation

Can damaged or missing shingles be repaired individually?

Individual shingles can often be replaced, provided the surrounding roof is still in decent shape and a reasonable color and product match is available. On older roofs, weathering means new shingles rarely blend perfectly, and brittle surrounding material can be damaged during the work. If the same area keeps losing shingles, that usually points to a bigger issue than the shingles themselves.

Will a small roof leak get worse if I wait?

Almost always. Water that gets past the roofing keeps moving into decking, insulation, and framing, and small persistent leaks cause rot and mold long before the ceiling stain looks dramatic. Waiting also turns what could have been a contained repair into a larger project. Getting it looked at early is the cheapest version of the fix.

How do I know if my roof needs repair or replacement?

The deciding factors are the age of the roof, how widespread the damage is, and whether the problems keep coming back. Isolated damage on an otherwise sound roof is usually a repair, while a roof near the end of its life with recurring leaks, widespread material failure, or sagging is usually better replaced. Cost matters too: once repairs start stacking up on an aging roof, replacement often becomes the better value. A professional evaluation is the only reliable way to tell, and plenty of roofs that look bad from the ground are still repairable.
