Metal Roofing

Metal roofing performs well in Central Oregon's snow load, freeze-thaw cycles and high-desert sun. Spey Roofing will walk your property and tell you whether metal is the right fit.

Why metal performs well in the high desert

Metal is a natural fit for Central Oregon. It sheds snow rather than holding it, stands up to freeze-thaw cycling far better than aging asphalt, resists the intense UV we get at elevation, and is non-combustible, which matters on wooded lots and in the wildland-urban interface around Sisters, Sunriver and La Pine. A properly installed metal roof also has very few maintenance demands over its life. The trade-off is a higher up-front cost than composition, so the honest way to think about it is cost per year of service rather than cost today.

Panels, profiles and the details that matter

A metal roof lives or dies on its details. Panels have to be measured and cut accurately, fastened in a way that allows for thermal movement, and flashed correctly at eaves, ridges, valleys, sidewalls, skylights and every penetration. We fabricate and fit on site so panel runs and trim line up with the actual building rather than the drawing. Profile and color selection also affect how the roof reads from the ground and how snow behaves on it, and we will talk through those choices with you — including where snow will land once it does let go, which is worth planning around entries and walkways.

Is metal right for your building?

Metal suits steeper pitches, exposed sites with wind and heavy snow, cabins and modern custom homes, outbuildings, and commercial buildings where a long service life is the goal. It is less obviously the right answer on a complicated, low-budget roof with many small intersecting planes, where architectural shingles may serve you better for the money. We install both, so we have no reason to push you one direction. Our workmanship warranty is 20 years; manufacturer coverage varies by the specific panel system, and we will lay out those terms before you commit.

Metal Roofing FAQs

Is metal roofing a good choice for Central Oregon?

Metal is a strong fit for a lot of Central Oregon properties. It sheds snow rather than holding it, stands up to intense high-desert UV and wind, and is noncombustible, which matters near wildland areas. It also lasts a long time with modest maintenance. The trade-offs are a higher up-front cost and the need to plan for where snow will slide off.

How long does a metal roof last?

Quality metal roofing systems are commonly cited in the 40-to-70-year range, considerably longer than most composition shingle roofs. Actual life depends on the panel type and coating, fastener and flashing details, installation quality, and exposure. Coatings and finishes can weather before the panels themselves fail. Manufacturer coverage varies by product, so treat published ranges as general industry guidance rather than a guarantee for your roof.

Is a metal roof more expensive than composition roofing?

Up front, yes — metal typically costs more than composition per square foot, in both material and labor. Over the long run the comparison shifts, because metal usually lasts far longer and often needs fewer repairs, so you may avoid a replacement cycle that a shingle roof would require. Which one is the better value depends heavily on how long you plan to own the home.

Are metal roofs noisy when it rains?

Modern metal roofs are far quieter than the barn-roof reputation suggests. Panels installed over solid decking and underlayment, with attic insulation and finished ceilings below, sound much like any other roof in normal rain. Noise is more noticeable on structures with no decking or insulation, such as open carports or bare outbuildings. Assembly details matter more than the metal itself.

Insulation

Do metal roofs work well with snow?

Metal handles snow well because the smooth surface encourages it to slide off instead of accumulating and turning into ice. That is an advantage for load, but it means you have to plan where that snow lands — over entries, walkways, decks, gas meters, and parked vehicles are all worth thinking about. Snow guards or retention systems are often used to control the release. Roof pitch and panel profile also affect how readily snow moves.

Do metal roofs require maintenance?

Low maintenance is not no maintenance. Periodic checks should cover fasteners and sealants, flashing at penetrations and walls, panel seams, and debris in valleys and gutters. Scratches or exposed edges can be touched up before they become corrosion points. A yearly visual check and a professional look after severe weather is usually enough.

Can metal roofing help with wildfire resistance?

Metal roofing is noncombustible, so it will not ignite from wind-driven embers the way some other roof coverings can. That is a meaningful advantage in wildfire-prone parts of Central Oregon. It does not make a home fireproof, though — vents, eaves, gutters filled with needles, decks, siding, and surrounding vegetation all remain exposure points. Roofing is one part of a broader defensible-space approach.

What are the advantages of metal roofing compared with composition shingles?

Metal generally wins on longevity, snow shedding, wind and UV resistance, and fire performance, and it usually needs fewer repairs over its life. Composition wins on up-front cost, ease of repair, and the range of familiar looks that suit many neighborhoods. Metal suits homes with the pitch and architecture to carry it and owners planning to stay long term; composition suits tighter budgets and shorter horizons. Neither is universally better — they solve different priorities.

Composition roofing

What type of roofing is best for Central Oregon?

There is no single best material here — the right choice depends on your home, your budget, and how the roof is exposed. Metal sheds snow well, holds up to UV and wind, and is noncombustible, which matters in wildfire-prone areas. Composition shingles cost less up front, suit a wide range of home styles, and are straightforward to repair. Roof pitch, architecture, HOA or neighborhood expectations, and how long you plan to stay in the home usually settle the decision.
