New home under construction in Central Oregon with a newly installed roof by Spey Roofing

Working with builders and general contractors

On new construction the roof is a scheduling hinge: everything from mechanical rough-in to interior finish waits on a dry building. We work with builders, GCs and owners case by case, get the dry-in done when we said we would, and communicate early when weather or material lead times are going to move a date. That reliability matters more to most builders than anything else we could put on a brochure. If you are bidding a project, send us the plans and we will get you a real number and a realistic window rather than a placeholder we cannot hold.

Custom homes and complex roof lines

We do not set limits on roof size or architectural complexity. Steep pitches, multiple intersecting planes, dormers, long valleys, unequal eaves, skylight banks and detailed trim conditions are all part of custom work in this region, and those are exactly the places where a roof either performs for decades or leaks in year three. We take the extra time at valleys, transitions and penetrations, because those details are effectively impossible to fix well after finishes go in. Bring us in during planning if you can — a short conversation about a tricky intersection early saves real money later.

Materials and coordination on site

Most new homes and light commercial buildings we roof use architectural composition shingles or a metal system, chosen with the designer and owner for the look, the snow conditions at the site and the budget. We coordinate with framers on sheathing readiness, with mechanical trades on vent and flue locations before they are cut, and with siding and gutter crews on sequencing at the eaves. Keeping the site clean and staying out of other trades' way is part of the job. Our 20-year workmanship warranty applies to new construction as well, with manufacturer terms depending on the product installed.

New Construction Roofing FAQs

Does Spey Roofing work with builders and general contractors?

Yes. Spey Roofing handles new construction roofing and has experience with roofing and framing on new construction and remodels, which means working alongside builders and general contractors. Coordinating early keeps the structure dried in on time and keeps the rest of the trades moving. Reach out with your build schedule and we will work back from it.

When should the roofing contractor become involved in a new construction project?

The earlier the better — ideally while plans are still being finalized. Early involvement lets the roofing details, material choice, ventilation strategy, and flashing at complex intersections be planned instead of improvised. It also means the roof can be scheduled to hit the framing-to-dry-in window without holding up other trades. Late involvement usually means fewer options and tighter timing.

What roofing materials can be used for new construction?

For new construction in Central Oregon, the systems we install are composition shingles and metal roofing. Composition suits a wide range of home designs and budgets; metal fits homes where snow shedding, longevity, and fire resistance are priorities. The choice is usually made alongside the architectural style and the site's exposure.

Can Spey Roofing help select the right roofing material for a new home?

Yes. We walk through how each system performs on the specific design — roof pitch, valleys and dormers, snow and sun exposure, wildfire considerations, budget, and the look the owner or architect is after. On new construction there is more freedom than on a reroof, because ventilation and detailing can still be designed around the material rather than retrofitted.

What information is needed to estimate a new construction roofing project?

The most useful items are the plans, roof dimensions and pitch, the intended roofing material, the site location, and the target timeline for dry-in. Architectural details matter too: valleys, dormers, skylights, chimneys, and any low-slope sections all affect labor and flashing. Access to the site and staging space round out the picture. With those in hand the estimate can be accurate rather than approximate.

Does Spey Roofing provide roofing for custom homes?

Yes. New construction roofing is one of Spey Roofing's services, and that includes custom homes across Central Oregon with no limitations on roof size, complexity or architectural detail. Custom builds typically involve more detailing at valleys, dormers and transitions, so plans and early coordination matter. Send the plans along when you get in touch and we will price the roof.

How does weather affect new construction roofing schedules in Central Oregon?

Considerably. Snow, sustained rain, high wind, and very cold temperatures can all pause roofing work, and some materials have temperature requirements for proper sealing and handling. Winter builds often need extra schedule buffer to hit a dry-in date. Builders here usually plan roofing with weather contingency built in rather than assuming a fixed window.

What areas does Spey Roofing serve?

Spey Roofing is based in Bend and serves Central Oregon, including Redmond, Sisters, Sunriver, La Pine, Prineville, and Madras. We are licensed throughout Oregon and are willing and able to travel statewide, so projects outside Central Oregon are welcome too. Depending on the project location, additional travel charges may apply. If you are unsure whether your property is a fit, just ask.

How do I request a roofing estimate?

Fill out the estimate form on this site or call the office, and we will set a time to look at the roof. Give us the property address, the best way to reach you, and a short description of what is going on — leak, storm damage, aging roof, new build, or just planning ahead. From there we walk the property, assess the roof, and put together your estimate.
